New Construction

Creating complete construction sets for building and permit.

We start by meeting you to discuss aesthetics, use, and goals, including wish-list items for every family member. Phase 1 covers requirements, concept studies, site and footprint layouts, a concept floor plan, and a preliminary front elevation. Optional 3D renderings are available.

In Phase 2 we refine the chosen design with your input through meetings, email, phone, and screen shares until details are settled.

Phase 3 delivers the developed design and layouts needed for preliminary contractor and engineer pricing.

After pricing and financing, Phase 4 finalizes all architectural details, includes a final approval meeting and revisions, and provides printed plan sets and PDF files. Post-print, our designers remain available to assist during framing and construction.

Our final set of plans may include the following:

  • Detailed site plan

  • Scaled floor plans for each desired floor level

  • Door and window schedules and details

  • Scaled front, rear and side elevation drawings

  • Detailed interior elevation drawings (showing cabinets, built-ins, stairs, etc.)

  • Ceiling plans

  • Cross section showing wall assembly

  • Roof plan

  • Electrical/lighting plan

  • Lot placement

  • General construction notes
